Agent’s Fee

I work as a property rental agent .

Meaning I find qualified tenants for different landlords and sign a 12 months lease with them. Should they not pay 6 months rent before vacating the property I most find another qualified tenant for the landlord at no charge .

The general fee / cost to the landlord is equivalent to a months rent, which is split between the office owner and the broker that made the deal.

My question is as follows.

1 landlord asked me to focus on one of his apartments which is becoming vacant as per court order for non payment. I will have to rent out that apt again free of charge, but he says he’d rather give me bonus and if a have a good tenant lined up for the day the old tenant moves out he will give me 2/3 of a months rent and if it take me till the 15th of the month he will give me a 1/3 and if it takes longer he won’t give me anything.

Or if a particular landlord promises me a bonus for focusing on his building and will give me an extra 10 %. Or 150$ per rental .

Does that extra money that the landlord is willing to give me belong to my boss and I get 50% commission or is the extra perk all mine. And does it matter if the landlord gives the bonus directly to me or if I will have my boss bill him for it.

I am at no obligation to close any deals and it’s strictly a commission based salary and at my convenience and I can decide to how many hours to work per week and can decide which apartments of my bosses list I want to work on.
