Selling a home to a non Jew in a “Jewish area” in Chutz Learetz?

Question:

When is it forbidden to sell a home to a non Jew in a “Jewish area” in Chutz Learetz?

How do we define a “Jewish area” by majority Jews on the block?
What if the area is over 50% non-Jewish nonetheless there is a strong Jewish presence, (by shuls, schools and kosher eateries and Jewish neighbors)?

Answer:

According to the Shulchan Aruch (Y:D 151-10) and most other poskim, it only applies in Eretz Yisroel. According to the Shach that it also applies in chutz l’aretz, it doesn’t seem to matter if there are mostly Jews there or not, or how much Jewish presence there is.
