Is my entire property (outside included) an eruv even if it’s not totally fenced in or is the fenced in part the only part that is an eruv on Shabbos?

Only property that is fenced in is part of an eruv (the fence creates the eruv).
Property that is outside the perimeter fence is not included in the eruv.
