I have a used toaster oven sitting in Mom's house.
I was told I need to sell it and mom needs to "store it" / rent out the space it is on.
Can you please clarify exactly what mom needs to do Does she need to specify it in her form as well?

The easiest thing is for your mom to put it together with the things that she is selling to the goy, which will be rented out to him in any case. If you want to sell it you should write it in you sales contract to the goy. Alternatively, you can give it temporarily to your mother and then it will be included in her sale of chometz.
